Project Description
A1 Roofing’s KangaRoof completed a flat roof replacement in Baltimore, MD, renewing a roof section on a row house with a rooftop access door. The project included removing the existing dark roofing, clearing deteriorated material, installing new rigid roofing boards, and applying a white roofing membrane.
The roof’s layout made the details around the access enclosure and perimeter especially important. Our crew worked across the main roof surface and the transitions where it met the doorway, walls, and surrounding roof edges.
What the Tear-Off Revealed
Areas of standing water were visible on the existing roof surface during the early stages of the work. As the old covering was lifted, heavily deteriorated board material was exposed beneath it, including areas close to the rooftop doorway.
Removing those layers gave our crew access to the underlying plywood deck. It also exposed the base of the access enclosure, where the roof covering needed to connect with the wall and the area below the door.
Removing the Existing Roofing and Preparing the Deck
Clearing the Old Roof Layers
Our team stripped the old covering and removed loose, deteriorated material from the replacement area. The exposed plywood was cleared in preparation for the next stage, and sections along the roof perimeter were opened during the work.
This preparation established the surface for the new roofing assembly and provided access to edge details that would later be covered by the finished membrane.
Managing Materials in a Row House Setting
The property’s rear access area served as the staging point for materials and equipment. A raised debris container was positioned behind the home for tear-off handling, while roofing boards and other supplies were brought into the work area. This setup supported the job within the space between nearby homes and rear decks.
Installing New Rigid Roofing Boards
Once the surface was prepared, our crew installed rigid roofing boards across the replacement area. The boards were secured with fasteners and metal plates, creating a consistent substrate beneath the new membrane.
The installation extended toward the rooftop access enclosure and the roof perimeter. Completing this layer provided the base for the white membrane and the detailing that followed.
Applying the White Roofing Membrane
Covering the Main Roof Surface
A white roofing membrane was installed over the prepared boards, replacing the previous dark roof covering. The finished surface extends across the replacement area, with membrane detailing along its edges and transitions.
The new flat roofing system brings together the prepared substrate and the outer membrane as parts of the same roof assembly.
Detailing the Rooftop Doorway and Perimeter
At the access enclosure, the white membrane extends up the base of the wall beneath the doorway and continues around the adjoining corner. This connects the horizontal roof surface with the vertical enclosure.
The crew also completed the perimeter detailing where the new roof meets its edges and adjacent roofing. These connections were a substantial part of the work because the replacement area sits among roof sections at different heights.
The Completed Row House Roof Replacement
The finished project replaced the dark, deteriorated roof covering with a continuous white membrane surface and renewed detailing around the access enclosure. Beneath that surface, new rigid roofing boards cover the prepared deck.
This Baltimore row house project shows why a replacement involves both the roof surface and its connections. The work progressed from removing deteriorated layers to preparing the substrate and completing the membrane at the doorway, walls, and perimeter.
